The RDN has received a zoning amendment application for a parcel located at 4320 Garrod Road in Electoral Area H. The applicant proposes to rezone the subject property from Residential 2.1 Zone (RS2.1), Subdivision District F to Residential 2.2 Zone (RS2.2), Subdivision District 'Z' to allow the conversion of the existing building strata development to a bare land strata under the “Regional District of Nanaimo Zoning Bylaw No. 2500, 2024". No additional development or density are proposed as part of this zoning amendment application and only the form of tenure would change.

    Hello and thank you for your questions. This zoning amendment application has been submitted by an agent on behalf of the strata owners to allow a change from the existing building strata to a bare land strata. The change in zoning is required to allow the bare land strata subdivision which would change the form of strata ownership to allow individual ownership and maintenance responsibility for each dwelling. As there is no change in density or physical development proposed as part of this application, impacts to the community are not anticipated.
